10Eleven M Street brings new vitality to a blighted corner in the Mt. Vernon Square neighborhood.


10Eleven M Street brings new vitality to a blighted corner in the Mt. Vernon Square neighborhood, northeast of Downtown Washington, DC.  This mixed-use, infill project replaced a parking lot and wraps an existing historic townhouse at the corner of 11th and M Streets.  The unique characteristics of the site and the new building create an eye-catching focal point for the intersection. Located blocks from the DC Convention Center Metro station 10Eleven supports a multi-modal, urban lifestyle.

The building massing was broken down into two separate “buildings” to better respond to the corner historic building and context. The larger building has a more traditional DC Neoclassical façade facing on M Street which is inspired by some of DC’s Best Addresses and hosts the main residential entry.  The smaller building has a more modern façade with full glass bay windows and faces the more commercial 11th Street.  The ground floor of this façade has continuous retail with outdoor seating contributing to a more active and vibrant streetscape.
