Beginning with the premise that plans must be Consensus-Based, Reality-Tested, and Implementation Oriented, we approach each effort with an understanding that there is an inextricable relationship between Policy Planning, Urban Design (or Physical Planning), Building Design and Real Estate Economics. This allows us to develop realistic and fundamentally implementable solutions beyond typical boundaries (be those physical, political, policy, markets, etc.) to find the “right” solution for a community.
We create form-based codes and guidelines to help municipalities and developers establish the framework that will guide desirable development in the future.
Comprehensive planning and design cannot be achieved in isolation from residents and other stakeholders affected by the project. Inclusive community engagement and stakeholder outreach are critical to arriving at consensus and building support for community plans. This is the only way implementation is likely to occur. We achieve stakeholder and public support through the use of innovative stakeholder outreach methodologies, being inclusive of diverse groups, building effective and clear communication, being responsive, building trust, and creating a sense of ownership.
